Plans for a major new development in Saxmundham are moving closer, with up to 800 homes proposed on land south of the town.
The scheme would see housing built to the east of the A12, alongside commercial and employment development to the west. A planning application has not yet been submitted, but Saxmundham Town Council says it is preparing to respond when it is.
The site has already been allocated for development through the East Suffolk Local Plan. During that process, the Town Council raised concerns about the scale of the project, local infrastructure, and how well the development would connect with the rest of the town.
Since then, councillors have been working with developers Pigeon and East Suffolk Council planners to help shape early proposals. However, they say they have not yet received a final masterplan for the site, despite requesting it.
Local concerns remain around pressure on services, particularly healthcare, which councillors say is already stretched. Questions have also been raised about the scale and type of commercial development planned west of the A12.
The Town Council has updated its Neighbourhood Plan to help guide any future development and ensure local priorities are considered.
If a planning application is submitted, it will go through a formal consultation process led by East Suffolk Council.
